Asphalt Overlay Resurfacing
What is Asphalt Resurfacing?
Asphalt Resurfacing is the installation of a layer of asphalt over the top of an existing pavement surface. You may hear other contractors refer to this process as an asphalt overlay. You should not confuse asphalt resurfacing with reconstruction. An asphalt reconstruction project involves removing the existing pavement, rebuilding the foundation, and installing new pavement in its place. An overlay as you can tell is much more economical than reconstruction, but cannot be used for all damaged pavement surfaces.
One main requirement that will determine if an asphalt overlay can be used, is that the foundation needs to be in a relatively stable condition. If the foundation needs extensive work, it may be more economical to simply rebuild the foundation and install new pavement. It is oftentimes more economical as well to do a reconstruction if more than 25 percent of the pavement has alligator cracking, subsidence, deep potholes, or large cracks.
How Long Will An Asphalt Overlay Typically Last?
Many different factors can play a part in the expected life of any pavement surface including the weight and number of vehicles using the pavement, the type of soil beneath the pavement, and the quality of the pavement’s drainage. Parking lots and public roadways will often need resurfacing after 12 to 15 years. If the overlay is installed properly with the correct depth, the overlay receives proper maintenance, and the customer is proactive about repairs, an overlay can often have a similar lifespan before it needs another resurfacing.
Asphalt Milling
After an old asphalt surface has aged and is ready for reconstruction, it can be recycled through a process called asphalt milling. During the process of removing old asphalt, a milling machine grinds up the asphalt to a predetermined depth and then vacuums up the milled material which has been crushed down to pieces the size of small gravel. The remaining lower layers of asphalt are usually still durable and strong, leaving a good foundation for repaving. Meanwhile, the milled asphalt is taken away, ready to be used in new projects.
- Cost: When you recycle old material you can lower the overall costs significantly versus the creation of new material. Transport and labor costs are also lower.
- Durability: Recycled asphalt, does continue to maintain the integrity and hold up well under all weather conditions including heavy rain and snow.
- Maintenance: Once you pave with millings, the upkeep becomes a breeze, sealcoating and resurfacing are no longer necessary. Millings harden and forms a stronger bond over time, and produces less dust and dirt than gravel.
- Seasonality: Asphalt millings perform equally well during both hot and cold weather. Snow will melt away quickly, and ice will have a difficult time forming on the surface.
Tar and Chip Paving
Tar and Chip paving sometimes referred to as chip seal, is a durable and cost-effective alternative to a blacktop asphalt driveway. Maintenance for your tar and chip driveway becomes less of a hassle because a chip seal driveway doesn’t require sealing and rarely needs driveway repair. Benefits of a chip seal driveway include:
A tar and chip driveway differs from the typical blacktop asphalt driveway in that it is constructed of multiple layers of hot liquid asphalt combined with a fine aggregate. A chip seal driveway, although rougher than regular asphalt, is also more visually appealing and less slippery.
A tar and chip driveway versus an asphalt driveway ultimately comes down to personal taste and budget. We are ready to answer all of your questions so you can make an educated decision on which option is right for you. Give us a call today to speak with one of our professional pavers.

Crack Filling
Cracks in your asphalt pavement are an inevitable occurrence that will require maintenance to fix. Cracks can occur due to sloppy workmanship or the inclination of asphalt to expand and constrict during temperature changes. Cracks in the surface of the asphalt pavement are detrimental because they allow water to seep down into the base and sub-base of the asphalt, causing damage that results in potholes, a severe pattern of cracks known as alligator cracking and other deterioration. It is very important to address the issue of cracks in the asphalt as quickly as possible. It is far easier and less expensive to fill cracks early than to deal with the potential major damage that a crack can cause.
Asphalt Crack Filling | Granbury, TX – How Cracks in Asphalt Pavement Are Filled
Before you can properly fill a crack, you will need to thoroughly clean the crack first. Compressed air or a hot-air lance will help with removing all debris from the crack. A high-speed, motorized steel brush or wire wheel is often used to assist in the cleaning process of the crack in the asphalt. Routing the crack with a motorized carbine-tipped flailing star may also be necessary to create an even, smooth surface for better adhesion of the crack filling material and to aid in future expansion and contraction issues.
After the crack has been thoroughly cleaned and prepared, it must be dried. Compressed air can be used to ensure that the inside of the crack is completely dry. The crack is now ready for the fill material to be applied. There are hot and cold crack filling that can be applied depending on the severity of the crack as well as if the crack is actively growing or not. Our experts can determine the right technique required to properly fill the cracks in your asphalt.

SEALCOATINGWe offer sealcoating services for asphalt surfaces. Sealcoating is a form of maintenance that will extend the life of blacktop parking lots and roads. Proper sealcoating maintenance will help prevent damages like potholes, cracks, and erosion. Applying a seal coat to your asphalt pavement serves as a protective barrier for the surface and is a critical part of your asphalt maintenance program. If you do not treat your asphalt pavement with a sealcoat the asphalt will naturally begin to deteriorate over time due to the exposure to sun, wind, and water. A sealcoat on top of your asphalt pavement is a waterproof membrane that not only slows down the oxidation process but also prevents water from entering and compromising the base material over time. Another benefit of adding a sealcoat barrier to the top of your asphalt is that it helps to increase the surface friction by increasing the pavement texture. This added texture is great for traction and the ability for vehicles to stop faster. Without a sealcoat, the top layer of the asphalt can wear down faster and become smooth and slick resulting in it being harder for vehicles to stop quickly. As a form of ongoing maintenance, you must have a professional apply a seal coating regularly to prevent deterioration of the pavement. On average a paved surface should be sealed at a minimum of every 2-3 years to provide you with the best protection for your investment. Hiring a professional paving company is your best option for making sure the sealcoating is applied correctly, and we look forward to providing you with the most competitive bid in the area. Another benefit of applying a fresh seal-coat is it will make your paved surface look new again and is great for updating the appearance at a very affordable price. So not only are you protecting your investment, but you are maintaining beauty at the same time making your property look spectacular. Sealcoating Surface Preparation Before starting the seal coating process it should be fully prepared to get it ready for the best adhering results. As with any project, the preparation is most important to receive the best results possible, and sometimes the preparation stage can take longer than the actual application phase. The actual preparation will include the following, and depending on the current state of the area to receive the seal coat this may take some time to complete.
